Creating a new gateway to Europe, Great Yarmouth's outer harbour will be capable of handling a three-times daily freight and passenger ferry service to and from Ijmuiden in The Netherlands.

Particularly well positioned for road traffic from the Midlands, EastPort will provide the shortest sea route to the Netherlands when it opens in 2008.

It will also reclaim large amounts of under-used land, spur a major redevelopment and renewal of the area's infrastructure, provide additional, year-round employment and boost tourism.

Development in the South Denes area provides a major opportunity to create a vibrant extension to the town centre and port with 40,000sq m of commercial space available. In addition to the 23.4 hectare site at EastPort is the South Denes Industrial Estate including the South Gate mixed-use area.

South Denes Industrial Estate, clustered around Great Yarmouth's magnificent Nelson monument, is already a home for knowledge-based businesses. The 25 hectare site will be transformed by a new river crossing, Nelson's Bridge, and serve as a hub for innovative industries in new commercial premises (70,000sq m)

South Gate will see the transformation of employment land into mixed use with a blend of light industry and work-live combinations around a small neighbourhood park. The site has the capacity for additional employment and improved access provided by the new river crossing.
